Document Description
The proposal is a one-lot subdivision for the purpose of a bulk land sale to a prospective developer. The site is within an area containing approximately five acres that is designated in the 1988 Kirkwood Master Plan for up to 75 multifamily units. Slopes vary from approximately 10 percent through most of the site to approximately 20 percent in the northwestern portion of the proposed parcel. A jurisdictional wetland area (Waters of the U.S.), is found just north of and immediately adjacent to the proposed parcel. Land cover is primarily a coniferous forest, with numerous trees 12" to 24" in diameter. A few tees 30" in diameter and greater are found scattered throughout the site.
