Document Description
The applicants propose development of 16 two-story, single-family dwellings at the east side of a 34-acre hillside parcel, adjacent to an existing single-family residential neighborhood. Access to the project would be from the end of Shevelin Road. The proposed lot sizes would range from 5,700 to 14,046 square feet with an average lot size of 8,480 square feet. The 16-unit project would have a density of .47 units per acre, slightly below the General Plan permitted density range of 0.5-1 units per acre (or 17-34 units for a 34-acre site). Development would occur on 4.2 acres with the remaining 29.8 acres retained in private open space. Development of the site would involve grading, drainage and slope stability improvements, removal of approximately 177 existing oak trees and 2.7 acres of native grassland (purple needlegrass). Planting of new oaks and native grasses are proposed as mitigation for the loss of existing vegetation. Landscaping for the residential lots is also proposed.
