Document Description
The Valley Plaza would provide for an array of uses on the proposed site, including retail, office, restaurant, and entertainment uses. The proposed project would include the construction of up to approximately 1.2 million square feet of new floor area. Of the 960,000 existing square feet, approximately 675,000 square feet would be demolished and approximately 285,000 square feet would be retained as part of the proposed project. The Valley Plaza project would contain a total of 1,485,000 square feet. The proposed project includes the renovation and expansion of the existing Sears retail store, as well as the restoration of the existing Wells Fargo office tower. New development on the project site, south of Victory Boulevard, would primarily include retail and restaurant uses, as well as offices uses. Uses within the portion of the project site, north of Victory Boulevard, would include cinema, retail, and restaurant uses. Within northern portion of the project site north of Victory Boulevard, the Valley Plaza project may include the development of an educational facility in cooperation with the LAUSD. This facility could comprise approximately 350,000 square feet (additional to the 1.2 million new square feet proposed for the other uses). As an alternative to the educational facility this portion of the project site could be developed with approximately 90,000 square feet of retail uses and 13,000 square feet of restaurant uses. The Valley Plaza project also may activate and increase the use of Valley Plaza Park. Concurrent with the Valley Plaza project, the Earthquake Disaster Assistance Project would be amended to allow properties within the Valley Plaza project would site boundaries to be acquired by the Agency through the use of eminent domain. The Valley Plaza project would provide for the redevelopment of nearly 20 percent of the land area within the Earthquake Disaster Assistance Project Area.
