Document Description
The project site is comprised of 9.5 acres on two parcels divided by Shoshone Avenue. The project includes a proposed three-story, 75,000 square foot school building on the westerly parcel of about 5.5 acres in the A1-1K zone, as an expansion of, and adjacent to, an existing 60,000 square foot church and private school (grades K-12) on the easterly parcel of about 4 acres in the A-1 zone, to allow a student increase from the currently permitted 800 maximum to a new maximum of 1,200 students, and a staff increase from the existing 70 to a proposed 130. New indoor construction would include gymnasium, locker rooms, coaches, offices, 17 classrooms, library and cafeteria. New outdoor improvements would include two basketball courts, and play areas. The project would also provide a total of 262 parking spaces (114 new spaces), in lieu of the 433 total required spaces, with overflow parking proposed for the outdoor play field on the existing facility. The entire westerly parcel of about 5.5 acres will be graded, with cut slopes, and retaining walls to 20-30 feet high. The three existing residences and the six accessory building and pools, and approximately 300 trees on the westerly parcel will be removed.
