Document Description
The West Gateway Specific Plan EIR (WGSP EIR) is intended to be used for future City discretionary approvals of projects consistent with the WGSP, the base environmental document for the review of projects located within the WGSP area. Such projects are subject to a focused CEQA review which concentrate on impacts specific to that proposed project. The City shall require an Addendum to the EIR, a Mitigated Negative Declaration or the issuance of a Categorical Exemption, as appropriate, for projects consistent with the WGSP which will not result in any significant adverse environmental impacts not previously disclosed by the WGSP EIR. In the instance of this Initial Study, should any significant environmental impacts be identified, a Supplemental EIR (SEIR) will be prepared pursuant to Section 15163 of the CEQA Guidelines. The SEIR will analyze only those environmental impacts which: (a) were not previously addressed in the WGSP EIR and may be significant for the proposed project; or (b) were previously addressed in the WGSP EIR, however, the impacts associated with this project may be of a greater level of severity than anticipated with build out of the WGSP, as documented in the WGSP EIR.
