Document Description
The project is a mixed highway service commercial development involving a 60 room motel (28,000 square feet), a fast-food / sit-down restaurant (6,000 square feet) and two gas stations with mini-markets at 3,000 and 3,600 square feet, respectively. The project site consists of approximately 9.29 acres, is unimproved and in fallow condition. The project is located at the northeast corner of County Road 8 and Interstate 5, between County Road 99W and the interstate. The project site fronts on I-5, and County Roads 8 and 99W. The project will be accessed from CR 8 and 99W via two driveways. The project includes completion of various on and off-site improvements including parking lot area, landscaping, lighting; and adjacent fronting roadway/frontages, sanitary sewer, water and storm drainage systems.
Requested entitlements include a General Plan Amendment, Zoning Boundary Adjustment and Lot Line Adjustment, the net result of which will increase highway commercial designated and zoned land by approximately 1.28 acres.
