Document Description
A zone change from C-2 (General Commercial) to M-1 (Light Industrial). The project site consists of three parcels totaling approximately 2.4 acres which are developed with a commercial refuse hauler's truck parking and storage yard and a mattress sales and manufacturing business. The applicant is seeking approval of a change in zoning to allow the retention of the truck parking and storage yard, which was established without the necessary land use approvals. Approval of the M-1 District is also necessary to facilitate expansion of the mattress sales and manufacturing business; however, no expansion is currently being proposed. Two 1,500-square feet building located on the property are used by the refuse hauler for the storage of tools and miscellaneous items in addition to assisting in refuse vehicle maintenance. The mattress company operates out of the 5,400 square-foot building and an adjacent 1,800-square foot covered slab on the western side of the project site. The company rebuilds, wholesales and retails mattresses. Water supply and sewage disposal for the site is by California Water Service Company and Mt. Vernon Sanitation District/Kern Sanitation Authority, respectively. Access is via Quantico Avenue which is designated as a collector alignment by the Circulation Element of the Metropolitan Bakersfield 2010 General Plan.
