The approximately 15-acre project is located between the I-10, Central Avenue, Palo Verde Street, and Carrillo Avenue in the City of Montclair, San Bernardino County, California. The property can be accessed by the Central Avenue off-ramp of the I-10 and various local streets. The site has been developed for retail use. A gas station, medical office building, gift shop, largely vacant commercial center, and vacant retail pad are located on the property. The former anchor tenant of the commercial center was Kmart. There is approximately 134,000 square feet of existing commercial space, that has been built since 1963. Costco expects to construct approximately 155,000 square feet of new commercial space. The 155,000 square foot project will replace the existing 134,000 square foot existing commercial space now located on the site. The resulting net increase in commercial area within the City will , therefore, be approximately 21,000 square feet.
