Document Description
The proposed project is a rezone from Residential RS7, Limited Agriculture A70, and C37 Heavy Commercial, to General Commercial C36, and a General Plan Amendment to change its Residential Land Use designation from (5) and (8) to General Commercial Land Use designation (13). Related applications include a Tentative Map, Major Use Permit, and Road Vacation. The site will be combined with adjacent commercial properties to form a community commercial center. The project proposes vacation of Pecan Lane and extension of Rios Canyon Road to form a T-intersection with Old Highway 80. The commercial center will be bordered by Old Highway 80 on the north, Rios Canyon Road on the east and west, and Los Coches Creek on the South. The existing creek, trees and topography provides a natural buffer between the commercial development and the residential/mobile home park to the south. Proposed uses include market, drug store, restaurant, service station, and retail shops. The architechtural theme will be developed in compliance with Lakeside design guideline and in coordination with the Lakeside Community Planning Group.
