Document Description
The project site consists of a vacant restaurant and a public auction house with associated parking. Currently Pacific Bell parks some of their maintenance vehicles on the site.
The applicant is proposing to demolish the existing structures and construct two five-story buildings with a total gross floor area of approximately 207,000 square feet and a maximum height of 75 feet. Building 1, of approximately 107,000 square feet, would be located on the eastern edge of the site and oriented to face Concar Drive and Highway 101, Building 2, of approximately 100,000 square feet, would be located immediately west of Building 1 and oriented to face Concar Drive.
Parking for the project would be provided by a two-level parking structure loacted away, behind and to the west of the two office buildings. The lower level of the structure would be partially submerged while the upper deck would be approximately four feet above the existing grade. Access to the lower level is provided from Concar Drive, via a ramp at the western edge of the site (near South Grant St.). The upper surface level of this structure is accessed from Concar Drive via of a seperate entry road.
