The poject site is currently occupied by various industrial, commercial and residential land uses, including but not limited to: auto shop, salvageyards, manufacturing and industrial shops, entertainment post-production shops, a limited number of residential units, and vacant lots. In addition, a Caltrans vehicle maintrnance facility is located at the southwest corner of Vineland Avenue and Cumpston Street.
Document Description
The project applicant is proposing to develop an approximately 1,840,000 sq. ft. mixed-use project, which will include a multi-media campus consisting of low-rise (five-to six-story) campus-style office buildings with open space, a 250-room hotel, multiplex theater (up to 3,000 seats), retail and restaurant uses, a health club, and community serving uses, including new and expanded facilities for the Valley Community Clinic and a film school. The project will be served by parking located within multiple subsurface and above-ground parking structures. The project's overall floor area ratio would be approximately 1.9:1. The project could involve exercise of the Agency's eminent domain authority to acquire property for purposes consistent with the Third Amendment to the North Hollywood Redevelopment Plan, adopted November, 1995.
