Document Description
The project will consist of 50 single-family homes, a water tank and supporting manufactured slopes and infrastructure on 38.2 acres of a 114.3-acre site in the community of Hacienda Heights, Los Angeles County, California. The 38.2-acre developed area will consist of 20.8 acres of vegetated cut and fill slopes, including detention/debris basin, and 17.4 acres of streets, developed lots and infrastructure. The remaining 76.1 acres will be preserved and donated as natural open space. The proposed Tentative Tract Map is shown in Exhibit 1.
Approximately 2,560 feet of residential streets, with associated underground water, sewer and utility lines, will be constructed to serve the residences. Streets will be curb and gutter and range from 34 feet to 36 feet wide with six-foot-wide sidewalks in 55-foot to 64-foot right-of-ways. A private road 1,920 feet long will provide access to the water tank. Cut and fill will be approximately 688,000 and 671,600 cubic yards, respectively, with a maximum of 16,400 cubic yards of export. Access, water, sewer and utilities are already available to the site. No off-site improvements are anticipated.
