Document Description
The proposed Project would consist of the following actions: 1. Amend the Fresno County General Plan * Create a new designation entitled "Planned Village Community." * Change the land use designation on the Project site to "Planned Village Community." * Amend the Transportation Element to Accommodate proposed classified roadways within and adjacent to the Copper River Ranch Project. * Amend the appropriate text sections of the existing Fresno County General Plan and analyze goals and policies in the pending General Plan update and propose additions, deletions, or amendments to ensure internal consistency. 2. Zoning Amendment Application * Amend the text of the Fresno County Zoning Ordinance to create a zone district to implement the "Planned Village Community." * Rezone the Project site to the new implementing zone district. 3. Development Agreement * A development agreement to implement the requirements of the "Planned Village Community." The agreement will be governed by an ordinance that will be reviewed and adopted by the Board of Supervisors prior to approval of the agreement. 4. Fresno Local Agency Formation Commission Activities * Annex to the existing County Service Area No. 44 to provide a variety of services including water, sewer, street lighting, fire protection, law enforcement, and road maintenance. * Create one or more zones of benefit within CSA No. 44
