Document Description
The Tentative Map proposes 42 lots averaging one-acre in size, as shown on Figure4. Lot sizes range between 25,000 square feet (0.51 acres) and 180,000 square feet (4.12 acres). Existing natural drainages would be retained to the extent feasible. A private road off of Via Rancho Parkway would provide access with secondary emergency access provided by Via Ventada to the west. Internal access will be provided by private driveways from the main internal road. One cul-de-sac provides access to twelve lots located on the eastern portion of the property. The roadways are designed to minimize grading by having a narrow paving width, rolled curb, no sidewalks, and the minimum number of streetlights consistent with the rural development standards adopted by the City of Escondido. The Bernardo Mountain landscape concept includes the use of drought tolerant andindigenous, naturalized plant material. Split rail fencing, landscaping, and a gated-entry with monumentation will be consistent throughout the community.
