Document Description
Amendments to the City of Sand Diego Progress Guide and General Plan, Precise Plan, Rezone, Vesting Tentative Maps, Planned Residential Development Permits and Resource Protection Ordinance Permits to allow adoption of a Precise Plan for the approximately 2,658-acre Beeler Canyon Future Urbanizing Area and the development of the Montecito and Sycamore Estates sub-projects. The Montecito Subdivision sub-project includes grading of 3/16 million cubic yards of earth on 153 acres and subdivision of a 278-acre site into 317 lots for 277 single-family residences; creation of 36 open space lots totaling 125 acres; and preservation of an existing residence on a 1.7 acre lot. The Sycamore Estates sub-project includes grading of 14.9 million cubic yards of earth on 590 acres and subdivision of a 2,132-acre site into 631 lots for 557 single-family residences; construction of 106 multi-family units on a 9.9-acre parcel, creation of two lots totaling 13.9 acres to allow for future institutional uses; construction of a 4-acre neighborhood park and 12-acre elementary school site, and creation of 11 open space lots totaling 1,498.6 acres. The project includes a Multi-Habitat Planning Area (MHPA) Boundary Adjustment removing 35.6 acres of existing MHPA lands and add 3 & 3.9 acres of land to the MHPA.
