Document Description
Approval of a Tentative Tract Map (TT 5207) to establish 221 single family detached residential lots, four open space lots to be dedicated to the Rancho Simi Recreation and Park District and 30 Home Owners Association common area lots on the project site primarily for landscaping. Project will be annexed to the City of Simi Valley and Ventura County Waterworks District No. 8 and detachment from the Ventura County Resource Conservation District. Authorization to submit an application to the Ventura Local Agency Formation Commission (LAFCO) to annex the 226-acre project site into the corporate limits of the City of Simi Valley will be sought. Additional project features include a detention basin, three debris basins, connection to existing utilities and construction of numerous streets. Also requested is an approval of a General Plan Amendment (GPA-46) to change the arterial street alignment and connections for the project to delete the extension of Presidio Drive as a secondary arterial 70 feet wide in an easterly direction to connect with Yosemite Avenue, substituting instead a designated 52 foot wide east-west collector street which connects the northern terminus of Tapo Street with the northern terminus of Yosemite Avenue. This would result in Presidio Drive not being connected between Tapo Canyon Road and Tapo Street, but right of way would be dedicated so that the connection may be made in the future. The project would result in the dedication of approximately 1,800 acres of open space to the Rancho Simi Recreation and Park District.
