Specific Plan of Land Use of 1,548.3 acres of land in unincorporated Riverside bordered by State Highway 74 to the north, Menifee Road to the west, Briggs Road to the east, and Simpson Road to the south. The project will provide 3,920 dwelling units in medium to medium-high density residential neighborhoods. The plan provides for 3 elementary schools, 1 junior high school, and 1 high school, as well as 4 parks, detention facilities, commercial uses, and an 18-hole golf course and clubhouse complex. In addition, the proposed specific plan includes open space, a lake, and parkway greenbelts. (See the attached land use plan and land use summary). This project is an amendment to Specific Plan No. 301. Specific Plan No. 301 is 153 acres in size and consists of 104.5 residential acres, 20 acres for a school, 10.5 acres of parks and greenbelts, 14 acres of roads, and 4,5 acres of commercial and daycare use.
