Document Description
The Brookside project proposes to develop up to 225 detached, single-family lots with a minimum lot size of 10,000 square feet on a total of 160 acres located in the city of Escondido, California. It also includes an 18-hole executive golf course and a clubhouse. Within the city of Escondido the proposed project is located northeast of the intersection of North Broadway and Rincon Avenue and northwest of the intersection of North Broadway and Jesmond Dene Road.
The discretionary approvals associated with the project include General Plan Amendments to eliminate current restrictions on clustering, deletion of the on-site segment of Cleveland Avenue from the circulation element, and the reclassifications of Cleveland Avenue east of the project site (Local Collector to Residential Street), North Broadway from Rincon Avenue to Jesmond Dene Road (Major Road to Collector Street), and Rincon Avenue west of Ash Street (Major Road to Collector Street. A tentative subdivision map; conditional use permit; rezone to planned development; Master, Preliminary, and Precise Development Plans; a Development Agreement; Clean Water Act Section 401/404 Permits; Section 7 Consultation; and 1603 Agreement are also required with approval of the proposal.
