The existing zoning designations based on the City of El Monte zoning map include general commercial, single family and multi-family residential, general manufacturing, light industrial, limited commercial, retail core, commercial, parking and senior housing. The General Plan land use designations include Open Space, Public Facilities, Industrial/Business Park, Transportation, High Density Residential, Medium density Residential/Neighborhood Commercial, Downtown Core, General Commercial and Medium/Low Density Residential.
Document Description
The project includes the adoption of a redevelopment plan amendment for the Downtown El Monte Redevelopment Plan. The Redevelopment Plan Amendment will be in effect for 45 years from the date of adoption with the land use controls in effect for 30 years with the remaining 15 years to allow for the collection of tax increment and payment of debt and depending upon the availability of revenue and annual priorities the Agency may assist the city in the construction of public improvement projects.
