Document Description
The proposed project includes the development of eleven detached single-family homes on two acres of land in the Cardiff By-The-Sea community of the City of Encinitas (Figures 1 and 2). The proposed project is located on five adjoining legal lots west of Somerset Avenue between Warwick Avenue and Sheffield Avenue. The project also involves a boundary adjustment that will configure the five existing lots to be consistent with zoning regulations. Parcels A through D will have a minimum lot size of 6,800 square feet and Parcel E is proposed to be subdivided into seven lots with minimum lot sizes of 6,600 square feet (Figure 3). The proposed residences would replace the existing onsite structures.
