Document Description
THE PROJECT INVLOVES THE PROPOSED LEASED OF APPROXIMATELY 46,755 SQUARE FEET OF SPACE LOCATED AT 1010 WESTWOOD BLVD., LOS ANGELES, CA. 90025 (INCLUDING THE BASEMENT, A PORTION THE 1st, THE 2nd, 3rd AND 4th FLOORS) TO CONSOLIDATE UCLA UNIVERSITY EXTENSION PROGRAMS CURRENTLY LOCATED IN OTHER LEASED LOCATIONS IN WESTWOOD AND SANTA MONICA. THE PROPOSED USE OF THE LEASED SPACE FOR EDUCATIONAL FACILITIES (CLASSROOM, COMPUTER LAB, AND OFFICE SPACE) IS CONSISTENT WITH PERMITTED USES FOR THE C4-2D-0 ZONE AS SET FORTH IN THE LOS ANGELES MUNICIPAL CODE SECTION 12.14 A33. THE TERM OF THE LEASE WILL BE OVER 120 MONTHS COMMENCING UPON COMPLEXTION OF IMPROVEMENTS BY THE LANDLORD TO THE BUILDING AND THE PREMISES, ESTIMATED TO BE APPROXIMATELY APRIL 1, 2000. THE BUILDING WAS CONSTRUCTED IN 1930 AND WILL BE SEISMICALLY RETROFITTED AT THE LANDLORDS EXPENSE TO MEET THE UNIVERSITY'S POLICY ON SEISMIC SAFETY AND ALL OTHER APPLICABLE REQUIREMENTS. THE BUILDING HAS NO PARKING, HOWEVER, A PARKING AVAILABILITY SURVEY HAS DETERMINED THAT SUFFICIENT OFF-SITE PARKING IS AVAILABLE IN WESTWOOD VILLAGE TO MEET PROJECTED NET PARKING DEMAND FOR THE EXTENSION PROGRAM. EXECUTION OF THE LEASE WOULD BE CONTINGENT UPON THE LANDLORD OBTAINING A BUILDING PERMIT SUBJECT TO CITY OF LOS ANGELES REQUIREMENTS.
