The site is partially in use, housing small open retail businesses; parking and office space; live-work units; storage and warehousing; and a daily bingo operation that is open during the daytime and late at night. The project site is currently zoned M-20 (Light Industrial). The site is proposed for rezoning to three separate zoning districts: C-40 (Community Thoroughfare Commercial) for existing commercial and new office and live-work uses; R-30 (One Family Residential) for the single-family residential portion of the project site; and R-50 (Medium Density Residential) for the multi-family residential portion of the project site. The Oakland General Plan designation is "Community Commercial," which "may include neighborhood center uses and larger scale retail and commercial uses, such as auto related businesses, business and personal services, health services and medical uses and facilities aducational facilities, and entertainment uses. Community Commercial areas can be complemented by the addition of urban residential development, and compatible mixed use development.
Document Description
The proposed project would construct 43 new single family and 180 multifamily residential dwelling units and adaptively reuse portions of the Durant Square to include 40 net new live-work units and continuation of existing commercial activities. The proposed project also proposes a rezoning of the project site to zones that would allow residential and commercial activities. The project site is approximately 20.5 acres in size, located at 10970 International Boulevard, Oakland.
