The project site is situated within the northwestern portion of the Foothill/Trabuco Specific Plan (F/TSP) planning area.
Document Description
A major ridgeline forms the northern boundary of the F/TSP and the backdrop for the proposed project. Both Area 1 and Area 2 are characterized by varied terrain, ridgelines, and intervening developable areas. Onsite elevations range from approximately 1,230 feet to 1,600 feet within Area 1 and between 1,155 feet and 2,180 feet within Area 2. The site is characterized by diverse vegetation encompassing scrub, chaparral, grassland, riparian, and woodland plant communities. Sensitive communities include live oak woodlands and coastal sage scrub.
