Document Description
The proposed project is to establish a temporary office facility comprised of 50 modular office structures. The modular office structures will be grouped into 2 separate office areas, a total of 36,000 square feet. One office complex will be 156' x 120' in size, comprising 18,720 square feet, with the other office complex being 144' x 120' in size, comprising 17,280 square feet. The proposed structures will be single-story modular office structure, and will have a 15' building separation. The proposed temporary office complex will be located west of Building 81, south of Buildings 85 and 86, east of Building 87, and north of the tennis court/ running track complex. The subject site is a heavily utilized industrial facility, with no identified sensitive species habitat areas existing. The project site is currently paved with asphalt and a portion is occupied with an existing temporary structure that will be demolished to allow the proposed temporary office facilities. The proposed project will be located within the central portion of an existing light industrial campus facility containing 11 major structures with 1,180,000 square feet of existing office, research and manufacturing space. (Refer to Exhibit 3, Proposed Project). The proposed temporary office facility is located approximately 500 feet northeast of Seal Beach Boulevard and 1,500 feet south of Westminister Avenue.
