Document Description
Vestive Tentative Tract Map 15898 is a proposal by Henry and Winifred Chow to develop 125 single-family lots on the northern portion of a 150-acre site. The northern portion of the site, consisting of 83.6 acres, is designated Low Density Residential in the City General Plan and zoned R-S, permitting a residential density of 2.0-6.0 dwelling units per acre. The southern portion of the site, consisting of 66.4 acres, is designated Agricultural/Ranches in the City General Plan and zoned RA, permitting up to 0.2 dwelling units per acre. The project proposes a gross site density of 0.83 dwelling units per acre. As proposed, development will be clustered in the northern, R-S designated portion. The southern, RA designated portion is proposed to remain largely undeveloped with the exception of two water reservoirs intended to serve the development in conformance with the City's Master Plan of Water Supply and Water Distribution. Minimum lot size will be 7,200 square feet, consistent with the R-S zone residential development standards. The project is to adopt and implement the Redevelopment Plan Amendment for Redevelopment Project No. 3-1986, Amendment No. 1, Homeland Sub-Area. Although no development or construction is proposed at this time, implementation of the Redevelopment Plan Amendment is expected to facilitate residential, commercial, industrial and public facility development in the Amendment Area in ocnformance with the County of Riverside General Plan, to address various environmental issues, and to mitigate existing public infrastructure system deficiencies. The primary purpose of the Amended Redevelopment Plan is to eliminate conditions of physical and economic blight that hinder the full development of the Project Area.
