Document Description
The applicant proposes the subdivision of an existing 12,885 square foot vacant parcel into two parcels, 6,365 square feet and 6,520 square feet respectively. The proposed parcels do not meet table 4 of the city's subdivision ordinance. Parcel "A" would require a minimum lot area of 14,000.02, and 85.01 feet of frontage due to its 26% slope. Parcel "B" would require 50 feet of frontage due to its 8% slope. Parcel "A" would consist of 6,365 square feet with 50.15-feet of lot frontage. Parcel B would have 47.06 feet of lot frontage. Therefore, A modification to the subdivision regulations would be required. Project requires Tentative/Final Parcel Map, Coastal Development Permit and a modification to subdivision regulations.
