Present Land Use
Existing land use on the 18-acre restoration site is vacant, disturbed, ruderal land. The remaining portion of the 43 acre Biological Habitat Preserve is good-quality riparian habitat. The site is zoned Open Space and the General Plan Land Use designation is Parks/Open Space.
Document Description
The project involves the rehabilitation of existing disturbed riparian habitat as well as the creation of new habitat along the north banks of the San Diego River. Approximately 18 acres of the overall 43.26-acre site will be to mitigate impacts of previously completed levee reconstruction conducted on the Carlton Oaks Golf Course. The entire site will be owned and managed by The Environmental Trust and recorded in County records as permanent open space. No structures will be constructed onsite; however the applicant will dedicate a public access easement through the preserve to allow for the establishment of a public trail in conformance with the City's General Plan. The trail will follow the alignment of an existing maintenance access trail which has been used by the golf course of twenty years.
