Document Description
The project proposes a Major Use Permit for a 128 unit assisted living facility, which is classified as Group Care/Residential Use Type. The project, to be built on a 10.1 acre site, will be housed in a two-story building 89,424 square feet in size, and will include all of the administrative, support, and goup care facilities. The property currently contains sensitive historic resources, including the U.S. Grant, Jr. House and surrounding landscape, which will be retained and used primarily as a garden-recreational amenity for the residents. Sensitive biological resources include areas of Maritime succulent scrub, Diegan coastal sage scrub, and non-native grassland, most of which will be preserved in open space easements. The project will require annexation to the Spring Valley Sanitation District through the Local Agency Formation Commission, but will not require physical extension of the sewer line. In addition the facilities for domestic and fire prevention water service are not currently available from the Sweetwater Authority and will require a 750 foot extension of the existing water main from the intersection of Sweetwater and Quarry roads.
