Approximately 1.9 acres of the 171.1 acres Specific Plan area is located in the City of Corona and is designated as Parks & Open Space in the Corona General Plan. The remainder of the Specific Plan area, currently in the unincorporated portion of the County, is proposed for non-residential uses and is designated as Rural and Mountainous areas in the Riverside County General Plan and as Light Industry within the sphere of influence in the City's General Plan. The currently unincorporated portion of the Specific Plan area that is proposed for residential uses is designated as Mountainous area in the Riverside County General Plan and is designated as Light Industry and Agriculture/Rural Residential within the sphere of influence in the City's General Plan.
Document Description
The project includes a request for annexation into the City of Corona for the approximately 169.2 acres of the 171.1 acre project total that is currently in the unincorporated portion of Riverside County. The Specific Plan would serve as zoning for the properties upon adoption and annexation by the City of Corona. The proposed project area is mostly undeveloped, with two manufactured homes, facilities for a horse boarding operation, and a church operating out of an old restaurant building located on site. The 171.1 acre project site proposes approximately 43.1 acres of non-residential uses in five seperate planning areas. Residential uses are proposed in two planning areas. Planning Area 1 will consist of business park/industrial uses on 16.3 acre. Planning Area 2, 5 and 7 will consist of 10.1, 7.8, and 3.7 acres, respectively, of mixed-use development. Planning Area 3 and 4 will consist of 3.0 and 2.2 acres, respectively, of general commercial development. The mixed-use designation is intended to allow for retail commercial, office, and light industrial/manufacturing and hotel uses. Approximately 27.8 acres of the project will be allocated to nonresidential manufactured slopes and public streets. Residential uses will be located in the central portion and southern portions of the project site, in an area characterized by rolling toptgraphy. The central residential area will be comprised of a total of 26 estate lots are proposed on 37.2 acres, with lots averaging in size between 1 to 3 acres. The southern residential area allows for a total of six rural residential lots on 63 acres with a minimum lot size of 10 acres.
