Zone Change from A2-1 to R1-1 in conjunction with Tentative Tract Map No. 52539 to permit the construction of 113 single-family homes on a 28.76 acre site, with two existing single-family homes to remain (Lots 93 and 115) as well as the existing YMCA childcare facility on Lot 116. The two remaining single-family homes will be demolished as well as a small shed. Primary access to the proposed project would be provided off of Mission Hills Road via an existing easement located between the Ararat Retirement Home and an existing surface parking lot that will become a fully improved street. Emergency access is proposed via the extension of Indian Hills Road between two existing single-family sites. Additional requested entitlements include a General Plan Amendment to change the land use designation from "Residential Very Low" to "Residential Low", Yard Variances may be required for the setbacks of two single-family dwellings, a Plan Approval to permit the reconfiguration of an existing surface parking lot to accommodate the project's primary access road, and a Plan Approval to permit the modification of the existing approved YMCA childcare facility Conditional Use Permit to accommodate the project's secondary access. Utilities for the proposed project (e.g., electricity, natural gas, sewer, water) would be extended onto the project site from either Mission Hills Road or Indian Hills Road.
