The existing land use designations based on the City of San Bernardino General Plan include Residential Medium High (24 units/gross acre for the smaller project area and Commercial General (0.25-1.0 floor area ratio), Residential Medium (14.0units/gross acre), Residential Suburban (4.5 units/gross acre) and Residential High (36 units/gross acre) for property within the larger project area.

The project includes the adoption of a redevelopment plan for the 40th Street Redevelopment Project Area. The redevelopment plan will be in effect for 30 years.
