Document Description
Yard Variance from Section 12.18C1 of the Municipal Code to permit the construction, use and maintenance of industrial buildings in the MR2-1 zone with a zero-foot yard in lieu of the code required 15-foot front yard and site plan review finding. The proposed project is a maximum 953,670 square-foot light industrial/warehousing project on the site of the former "Cornfield" railroad yards of the Southern Pacific Railroad, a City designated historic site (River Station). The project will contain a maximum of 476,835 square-feet of light industrial uses with the remainder developed as warehouse/distribution space. The proposed buildings will be a maximum of two stories, 40 feet in height, and the project will provide 1,130 parking spaces. Hours of operation are 24 hours per day, seven days a week. The site contains a total 32.05 acres. The project may apply for a tentative tract map or a parcel map in the future, and will include a lot line adjustment, vacation of an adjacent 27 foot wide strip of land along North Spring Street and a revocable permit to occupy a right-of-way.
