The project includes a two-story, 123,500 sq.ft. retail, dining, and entertainment center; with two unoccupied tower features (75ft. and 97 ft.) interior courtyards; and with 30,000 sq.ft. of street-level and second-level retail; 25,000 sq.ft. street-level supermarket; four, second-level theaters (36,500 sq.ft., 1.668 seats total); and a three-level, subterranean parking garage for 800 vehicles (650 self-park, 150 valet). The project would replace: four buildings (59,850 sq.ft. total) including two theaters, one a cultural resources (five screens, 1,322 seats total); two restaurants, one a cultural resource; and 251 parking spaces. Hours of operation would be 6:00 a.m. to 2:00 a.m. daily. The project requires: Specific Plan Exceptions and Amendments; Shared Parking; Height Variance; Vesting Tentative Tract Map; Alley Vacation; Haul Route Approval (99,000 cu.tds. export); "B" and Encroachment Permits; and Westwood Design Review Board (DRB) Review. This project site has street and alley access, 17 contiguous and/or back-to-back lots (87,013 sq.ft. total; 2.14 ac.); all in the C4-2D-O zone.
