Document Description
The project is the minor subdivision of a 9.8-acre parcel into 4 lots, from 1.07 to 2.28 acres gross, with a 3.17 acre designated remainder parcel. The lots are to be sold to future homebuilders and will all be accessed from Bottlebrush Way. Water is to be supplied by the Fallbrook Public Utility District. Sewage disposal will be via private septic systems. School service will be provided by the Fallbrook Union Elementary and Fallbrook Union High Schools Districts. The North County Fire Protection District will provide fire service. Biological open space and fire clearing easements along the eastern portion of the project will protect the emerging Coast live oaks in the southeastern portion of the parcel, and will provide a buffer to the Coastal sage scrub in the off-site ravine and the mature oaks within the existing biological open space easement.
