Present Land Use
The China Basin Landing complex consists of the Wharfside Building and the Berry Building, both of which contain office and retail uses. The existing zoning is M-2 (heavy industrial). The site is in the area of the Ballpark Vicinity Special Use District Interim Controls associated with Pacific Bell Park. The site is within BCDC jurisdiction.
Document Description
The proposed project would expand the existing Berry Street Building at China Basin Landing by adding three stories to the existing three floors. The upward expansion of the Berry Building would consist of approximately 193,600 gross square feet and raise the building to a height of approximately 87 feet. The expansion area would be office space, and the Berry Street Building would remain in office and commercial uses. The project also proposes a height reclassification of the site from 60 to 90 feet. The office building expansion would require a parking variance authorization by the Planning Commission under Planning Code Sections 305 and 321.
