The project site consists of two distinct parcels within Marina del Rey. In total, the project site contains 18 acres on the land-side and 17 acres on the water-side. Both parcels are developed with various uses (cumulatively, 408 market-rate residential units, 10,000 square feet of visitor serving commercial space and 717 boat slips). Parcel 12 is located on the Marquesas Way mole. Currently, 120 residential apartments, an anchorage containing 46 slips located in Basins B, C and the main channel, and two visitor serving commercial structures, totaling 5,6000 square feet of space occupy Parcel 12. Parcel 15 occupies land that fronts on Panay Way and Via Marina adjacent to Basin C of the small craft harbor. Parcel 15 is currently developed with 288 residential apartments, an anchorage containing 253 boat slips located in Basin C, and one visitor serving commercial building containing 4,400 square feet of space. The land use designations for the property are Residential IV with a Waterfront Overlay. The project is located within the Marina del Rey Specific Plan area.
Document Description
Landside development proposed for Parcel 12 would consists of 518 residential units in two residential buildings, which would be constructed over two level parking garage collectively containing a total of 1,041 parking spaces. Structures are designed with central, open-air courtyards and perimeter landscaping which are incorporated into a public pedestrian promenade. Overall building height will be 65 feet. Two thousand square feet of supporting visitor serving commercial uses are also proposed for Parcel 12. Waterside development proposed for Parcel 12 includes a comtemporary 227-slip anchorage with associated boating facilities that will accommodate the needs of the current recreational boating community. Parking for residents, and the visitor serving commercial and boating uses are contained in the parking garages. Land-side development for Parcel 15 would consist of 683 residential units in two residential buildings, which will be constructed over a two-level parking garage containing a total of 1,419 parking spaces. Similar to Parcel 12, structures are designed with central, open-air courtyards and perimeter landscaping which are incorporated into a public pedestrian promenade. Overall building height will be 65 feet. Eight thousand square feet of supporting visitor serving commercial uses are also proposed for Parcel 15. Waterside development proposed for Parcel 15 includes a contemporary 212-slip anchorage with associated boating facilities that will accommodate the needs of the current recreational boating community. Parking for residents and the visitor serving commercial and boating uses are contained in the parking garages.
