Document Description
The project consists of 37 single family homes, 36 condominiums on 14 acres, the construction of 84,550 square feet of commercial/office with a 162,400 sq. ft. of parking space on 8.5 acres. Included are 2.5 acres of restoration/open space along the creek from property line to property line, with a 50 foot wide buffer zone. A temporary vehicle bridge will be built for the construction, and the final plan includes a permanent vehicle bridge and two pedestrian bridges. Also included is a sewer line that crosses the creek, three new 24 inch underground storm drain pipes, two storm water detention basins in upland areas, replacement of a 36 inch storm drain pipe with a 48 inch pipe, and three rip-rap outlet structures with headwall, and two will have ungrouted rock energy dissipating structures within the banks. An area near the Highway 101 will be set aside for while tail kite habitat.
