The 800+ acre site is primarily endeveloped open space which has been, and is currenlt used as an oil and gas production operation. Of the property within the City's corporate boundaries, 16.1 acres are zoned R-1 Single Family, with a 7,200-square foot minimum lot size. The remaining 807.6 acres are within the City of Brea's Sphere of Influence (unicorporated County of Orange) and zoned by the county as A1, "General Agriculture" with "Oil" and "Residential" overlays. The project will include an annexation of the unincorporated County of Orange property to the City of Brea.
Document Description
The proposed project involves development of a comprehensive plan for the reuse of 823.7 acres of land that has been historically, and is currently, used for oil and gas production. The proposed master-planned community includes residential, recreational, commercial, and oil production uses. The plan provides for approximately 509.3 acres as open space and improved greenbelts and trails; approximately 241.5 acres to be devoted to the development of 1,445 residential units in 10 distinct neighborhoods; approximately 23.5 acres as neighborhood parks; and approximately 3.5 acres to be developed as a neighborhood convenience retail center. Approximately 28.4 acres of the master-planned area will be allocated to oil field-related facilities.
