Furthermore, the project site is within the Commercial District of Corona Vista Specific Plan. The proposed land uses are consistent with the commercial designation of the property. No conflict with General Plan or Zoning designations is anticipated.
Document Description
The proposed Citrus Village II project will develop a community shopping center on a vacant site within the Corona Vista Specific Plan (SP-90-5). The site for the proposed development consists of a total of 14.23 acres on three parcels, excluding dedication of 0.51 acres for street improvements. Parcel 1 consists of 12.48 acres, Parcel 2 consists of 1.10 acres and Parcel 3 consists of 0.65 acres. The development of Parcel 1 will be a single retail use, with a Wal-Mart or similar retail store, of approximately 147,900 square feet, inclusive of a garden center of approximately 16,350 square feet, and a tire and lube express of approximately 5,780 square feet. The development of Parcels 2 and 3 will be accomplished under one of the following scenarios: (1) Two buildings which collectively include 6,000 square feet of fast food use, or (2) two buildings consisting of one 3,000 square foot fast food use and one 6,500 square retail use. It is expected that the proposed development will create approximately 850 new construction, or short-term jobs, and approximately 275 new full- and part-time jobs during the operational phase. The total number of parking spaces to be provided under either scenario is 691. The 14.23 acre net project site is proposed for development of a single 147,900 square foot retail store plus two separate structures comprising up to an additional 9,500 square feet of fast-food restaurant and/or retail space.
