Document Description
The Specific Plan for Hitch Ranch is proposing to develop 600 residential units. Of the total units proposed on the project site, 80 single-family dwelling units will be located in Planning Area I. One hundred twenty one single-family units are proposed to be located in Planning Area II. One hundred fifty two single-family units are proposed in Planning Area III. One hundred twenty nine single-family units are proposed in Planning Area IV. Planning Area V will include 118 residential units, which are proposed as multi-family units. As required in the General Plan, a minimum of 3 acres of land must be designated for Institutional land uses. This land use category would allow for the construction of churches, libraries, fire stations, and community service centers. Planning Area VI is a 3-acre site, designated for Institutional Land uses. This site can potentially support up to 37,500 sf of Institutional land uses. Industrial uses would be developed in Planning Area VII. As planned, approximately 350,000 sf of industrial space is planned on 17.87 acres. It is anticipated that uses permitted under this designation would include light industry, technical research, and business park office uses. In addition to the land uses described above, the Specific Plan area will include on-site detention basins, and both passive and active recreation areas.
