Document Description
The proposed project consists of a land subdivision of 12.8 acres into 22 buildable parcels, demolition of four existing residences, construction of 22 new residences and associated infrastructure improvements. Approximately 4.83 acres of the total site area is proposed to be developed. The remaining 7.97 acres is proposed to be incorporated into the abutting Joaquin Miller Park or established as permanent open space. The site will be accessed by extending Woodminster Lane at the end of Werner Court, which currently ends at a cul-de-sac approximately 400 feet in length. Three private access easements (PAE) off the new street extension are proposed to provide access to 8 parcels. The area to be subdivided is relatively flat, and the area designated as open space is predominately steep terrain.
