The applicant is requesting an environmental determination for a Design Review Permit, Tree Permit and Planned Sign Permit Program. The Design Review Permit is requested to allow construction of a 133,100 square foot shopping center with two major tenants, several inline tenants and one freestanding pad building. Related improvements include utility connections, lighting, landscaping and rough grading of an adjacent parcel for the purpose of balancing cut and fill quantities. The tree permit is requesting to remove two oak trees and encroach into the protected zone of the third oak tree. The Planned Sign Permit Program is requested to establish sign criteria for the shopping center.
