The project proposes construction of 26 single family dwellings on 6 total acres, with lots ranging in size from 6,000 to 15,200 square feet in size. The application requests a change in land use designation from (3) Residential and (21) Specific Planning Area to (5) Residential. It also requests a change in zoning from S90 Holding Area and S80 Open Space to RS4 Single-family Residential for property located at the northeast corner of Willow Glen Drive and Muirfield Drive. This will require an amendment to the Valle de Oro Community Plan. The Amendment Plan request, PAA 98-01, will be heard as part of General Plan Amendment (GPA) 00-03. The rezone and Cottonwood III / Hilton Head County park site, across Hilton Head Road from the proposed subdivision site. The dirt will derive from cutting and grading of the subdivision site and will be used to level and form the pad for the future park site.
