Document Description
A General Plan Amendment/Zone Reclassification for residential designations and a Special Purpose Plan for the recreational development of the Oakwood Lake facility. The General Plan Amendment will amend the General Plan designation of approximately 208 acres from Commercial/Recreation to Residential/Low Density, from Commercial Recreation to Residential/Medium Density, and from General Agriculture to Residential/Low Density. The Zone Reclassification will reclassify 208 acres from Commercial/Recreation to Residential Low Density, Commercial/Recreation to Residential Medium Density, and from General Agriculture to Residential Low Density. The zoning will be conditioned to limit density and the maximum number of units within the project to not exceed a total of 577. This number includes the existing 98-unit mobile home park, of which 56 units presently exist, for a net increase of 479 residential units. The Special Purpose Plan will incorporate the existing Oakwood Lake facility and various proposed new uses, including a boat storage facility. The project site is located on the north side of Woodward Avenue, approximately 3600 feet west of McKinley Avenue, west of Manteca (Supervisorial District 5).
