The present land use of the site is an abandoned lemon orchard and one residence. Production was last documented over 20 years ago. The house is occupied. The General Plan includes County and City designations. The County designation is Open Space/Urban Reserve Overlay. This latter designation acknowledges inclusion of the site in the City's sphere of influence, which envisions ultimate annexation of the site. The City's Comprehensive Plan designates the site Agricultural Exclusive; not to be considered until after 2030. Current zoning is County of Ventura Agricultural Exclusive (AE), which intends to preserve and protect agricultural uses.
Document Description
The project would involve acquisition of a site for the purpose of building a new K-5 elementary school to be operated by the Ventura Unified School District. The EIR examines the consequences of development at a 14.62 acre site east of Ventura Avenue, just north of Los Cabos Lane. The site is located in an unincorporated area of Ventura County, within the Sphere Influence of the City of Ventura, CA.
