Document Description
The project is a proposal to subdivide approximately 404 acres of vacant land located at the northern terminus of Old Coach Way in the North Poway area and immediately adjacent to the developing Heritage Unit I subdivision and the new Maderas Golf Course. The project involves a total of forty-four (44) lots comprised of: thirty-nine (39) single-family rural residential lots: four (4) open space lots: and a 0..66 acre lot for a sewer pump station. The project site has a land use and zoning designation of Rural Residential A, RR-A (1 dwelling unit per 4, 8, 20, or 40 net acres). The proposed project is a "lot averaged subdivision", meaning that each residential lot mustt have a minimum size of four (4) net acres. The residential lots will include open space easements. In total, approximately 270 acres (68%) of the project site is proposed for permanent open space. The project also includes a proposed emergency access road connecting to Highland Valley Road and a system of public recreational trails.
