The currently permitted project is a regional shopping center consisting of 426,000 square feet of leasable retail commercial floor area in approximately 19 buildings generally ranging in size from 5,000 to 40,000 square feet. The project site is located within an area zoned Planned Development (P-D) #16, and the City of Merced General Plan designates the site Regional Commercial (RC). Future approvals may include Conditional Use Permits for individual site development to be considered by the City of Merced Planning Commission. The project area can be considered a major commercial in-fill site.
