Document Description
An amendment to approved Specific Plan of Use, with related Change of Zone and changing the land use designations of Planning areas 6-8. A total of 118 acres will be converted from Business Park to Medium Density Residential permitting 518 dwelling units (2-5) dwelling units (2 to 5 dwelling units per acre). Planning Area 4B will shift 4 acres from Business Park to Neighborhood Park, which 3 acres are located in Planning Area No. 6 and another 1 acre placed in Planning Area No. 7. Additional 15 Business Park acreage will be converted to Open Space in Planning Areas Nos. 7 and 8. The resulting new land use plan for Specific Plan No. 213 will be mixed use master planned project covering a total of 1042 acres, consisting of 2,782 dwelling units on 488 acres from (2-5 du/ac to 14-20 du/ac), 42 acres of commercial, 61 acres of Town Center Commercial, 113 acres business park, 195 acres of open space, 30 acres devoted to a riparian greenbelt, 32 acres devoted for school/parks, and 81 acres devoted to major roads.
