Document Description
Vesting tentative subdivision map, planned development permit, and conceptual master plan for a 340-acre site. At full buildout, the project as defined by the Plan would accommodate approximately 1,324 residential units, as well as 109,000 sq. ft. of commercial retail space on 10 acres, and 87.5 acres of open space. The 43-acre Phase I portion of the project would include 126 parcels for a total of 295 residential dwelling units (85 single-family homes on 10 acres, 78 duplex units on six acres, and 132 medium density apartment units on eight acres), as well as 8.4 acres of open space, and 10.5 acres dedicated for roadway rights-of-way. The single-family and duplex lots range in size from 3,958 to 8,620 square feet. The two medium-density residential parcels (5.48 acres and 2.72 acres) would accommodate approximately 132 units at an average density of 15 dwelling units (du) per acre. Proposed aggregate density for the 43-acre subdivision is 6.8 dwelling units per acre. Phase I is located directly south of the SHR-32 / Yosemite Drive intersection.
