Document Description
A General Plan Amendment, rezoning, subdivision, use permit for hillside residential, and architectural review to permit 85 single family homes (2 existing; 83 new) on 80.6 site in southwest Napa. Project would range from 13,373 sq. ft. to more than 3 acres. Nine 1-2 story home designs, from 3,072 to 3,886 square feet in size, are proposed. A new public street would provide access into the site at Lilenthal and Old Sonoma Roads, connecting to other new subdivision streets. An emergency-only access would be located at the western edge of the site. Four lots would take access along a shared private drive to Casswall Street. The project includes an 80' wide agricultural setback along the City's Rural-Urban Limit line, as well as conservation easements over portions of many lots. A new City water tank on a nearby site would be constructed as part of the project to provide water/fire flows.
